Willow Tree House

Willow Tree has been a Rye landmark for over 200 years.  It has taken many forms, from its early years as home to a prominent boatbuilding family to later when it became a private residence entertaining the great and the good who came to visit Rye.  Latterly, it was used as a guesthouse until late 2022 when it was returned to its original roots as a family home.

This Grade II listed building features plenty of original character and charm.  The house comfortably accommodates up to 12 guests, with its 6 bedrooms (8 beds) and 5 bathrooms.

Willow Tree is only a stones’ throw from Rye’s numerous and friendly shops, bars, and restaurants. Rye railway station is also a short walk away. It’s the perfect holiday for friends and family (and dogs!) to explore Rye or have lazy days down on the beach.

Access is via a private automatic gate, leading to the home’s own private driveway and secure garden …

The Property has gas central heating and free WIFI.  For your safety and security there are fire alarms, an intruder alarm and Ring doorbell and separate Ring security camera overlooking the car park.

The Entrance Hall has ample shoe storage and coat hooks and has a door off to the left for the Dining Room and a door to the right leads to the Snug. 

The Snug

There is a pair of highbacked chairs and footstool, ideal for taking a break with a good book. The Snug also has a two seater sofa and bean bags.  There is a Smart TV with WIFI and a Ninetendo Switch with Supermario and Nintendo Sports games. Perfect for keeping young and old entertained!

The Living Room

Situated at the far end at the front of the property, the living room has ample seating with side tables and a coffee table.

There is a large, wood burning stove in the fireplace, above which there is a 50 inch Smart TV with Soundbar.

The Conservatory

This large, south-facing room has a selection of seating options  – from a small bar area at one end, to a corner sofa and coffee table at the other end.  It is a perfect space for morning coffees through to evening drinks. There is a shuffleboard and dart board to keep everyone entertained.

The Kitchen

Recently refurbished to a high standard, the Kitchen has all the modern conveniences you would expect. It is fully stocked with utensils, cutlery, crockery and a variety of pots and pans.

  • Dishwasher
  • Nespresso machine
  • Rangemaster double oven electric cooker with five gas rings and a hot plate
  • Toaster
  • Kettle
  • Ninja air fryer
  • Perfect Draft machine – kegs can be purchased online in advance of your stay to bring with you and use in the machine

The Utility Room

Separated from the kitchen by a farmhouse door, there is a handy utility Room with a washing machine and tumble dryer.  This has an external door onto the patio and is a perfect access point for muddy dogs or people!

The Dining Room

The Dining Room has a large table which comfortably seats 12 people.  The large dresser has a handy table top from which to serve pre dinner drinks, whilst inside the dresser you will find a selection of board games to enjoy some family fun together.

The Garden

Willow Tree House has a large, south-facing enclosed garden with a well maintained lawn and flower beds.  This is where you will find the large willow tree which gives the house its name. 

The Patio

Situated at the side of the property, the patio can be accessed via the garden, through the utility room or via the lounge.  There is a BBQ area here, with outdoor seating for 12 people. String lights provide ambient lighting and the perfect place to eat dinner on a warm summer’s evening.
